The Ballpark District redevelopment project represents the last and perhaps most important phase in the revitalization of Downtown San Diego. This revitalization program consists of more than $3 billion in private residential, hotel, office and retail development.
In 1998, JMI Realty was appointed Master Developer for the Ballpark District by the City of San Diego and the San Diego Padres with responsibility for the urban planning and development surrounding PETCO Park. This designation charged JMI Realty with the formidable task of revitalizing the once blighted and disregarded eastern edge of Downtown San Diego into a vibrant, year-round sports and entertainment destination as well as a livable, comfortable urban neighborhood for San Diego’s residents and visitors alike.
In conjunction with the City of San Diego and its redevelopment agency, Centre City Development Corporation (CCDC), JMI Realty successfully implemented the first phase of the Ballpark District redevelopment project. As of April 2004, the Ballpark District officially became home to PETCO Park, the San Diego Padres’ new 42,000-seat world-class urban ballpark. Concurrent with the opening of PETCO Park, JMI Realty opened the most important of the Ballpark District development projects - the four-star, 511-room Omni San Diego Hotel and The Metropolitan Condominiums.
The Ballpark District is strategically located in the East Village, adjacent to San Diego’s famous Gaslamp Quarter and across from the expanded San Diego Convention Center. Once part of an underutilized and dilapidated warehouse area, the Ballpark District has been completely transformed and is now alive not only with the excitement of baseball but also the activity associated with the residential, retail, office and hospitality development that has been completed under the Master Plan. In addition, billions of dollars of additional construction projects are planned or underway in the Ballpark District. As promised, the Ballpark District has become the premier 24-7 live, work and play environment in downtown San Diego.
JMI Realty’s Ballpark District development projects include Hotel Solamar – a 235-room Kimpton boutique hotel; Omni San Diego Hotel and The Metropolitan Condominiums – a four-star, 511-room hotel and 38 luxury condominiums with direct access to PETCO Park via a pedestrian sky bridge; Ballpark Village – an urban, master-planned “village” with more than 3.2 million square feet of mixed-use development located on 7.1 acres adjacent to PETCO Park; East Village Square – a three-city block urban, master planned mixed-use development including a high-rise residential tower, 275,000 square feet of office space and 130,000 square feet of retail; Island Village – a four-city block urban, master planned residential project; East Village District Plant – a 10,000-ton chilled water facility; and Candy Factory and Schiefer & Sons - two historic buildings recently retrofitted by JMI Realty. |
