East Village Square is a three-city block, urban, mixed-use master plan including a 178-unit residential tower, 275,000 square feet of office space and 130,000 square feet of retail space. This unique project integrates four historic buildings and two new buildings wrapped around PETCO Park’s 40,000-square-foot Park-at-the-Park. JMI Realty was responsible for master planning the project and receiving final entitlements prior to sale. Additionally, JMI Realty has completed the re-development of 45,000 square feet of office and retail space in two of the historic buildings.

Candy Factory and Schiefer & Sons are historic buildings in the Ballpark District adjacent to PETCO Park and the Park-at-the-Park. In April 2008, JMI Realty, on behalf of the San Diego Padres, completed renovation of these two buildings into mixed-use retail and office condominium projects while preserving the historic exteriors of these two downtown landmarks.

East Village Square will extend the revitalization of J Street and provide an exciting retail and entertainment connection to the Gaslamp Quarter. Pedestrian plazas, concourses, walkways and roof decks have been designed throughout the development, with a special emphasis placed on views of PETCO Park and the Downtown San Diego skyline. The project is designed as a family of unique buildings with an architectural style that will complement the urban character of the surrounding neighborhood while also creating a dynamic and energetic entertainment destination from PETCO Park.

DiamondView Tower is a 325,000 square foot Class-A office and retail project being developed by Cisterra Partners. DiamondView Tower is located beyond PETCO Park’s right field and adjacent to the Park-at-the- Park. The project features excellent parking, access to local and regional transportation and proximity to downtown San Diego’s finest amenities including the Gaslamp District.

The Legend is a 178-unit condominium project developed by Bosa Development. The Legend is located beyond PETCO Park’s left field and adjacent to the Park-at-the-Park.
